Balmain Asset Management and BSC Real Estate Advisors have been designated respectively as new asset manager and property manager of Galeria Malta in Poznań, replacing NEINVER, a leading investment, developer and operator of outlet centers in Europe and the market leader in Spain and Poland. Galeria Malta, under a JV co-owned by NEINVER, has also been sold to a new investor. The companies have not disclosed the value of the concluded contract.
Galeria Malta is one of the largest shopping and entertainment centers in Poland. It brings together 160 stores and service points of many local and global brands from the mid-mass market and premium segment on 54,000 sq m of retail and leisure space.
The center is distinguished by its unique location in the immediate vicinity of the recreational areas of Poznań’s Malta, a spectacular restaurant area overlooking Lake Malta and a rich sports and entertainment offer. The 10-screen Multikino cinema, the largest Squash club in Poznań, Escape Rooms, Poznań School of Acrobatics and fitness club have all found their place at Galeria Malta.
In this year’s expert survey on the commercial real estate market, like in previous years, Galeria Malta occupied a leading position as a center friendly to families with children. The center, opened in 2009, was developed and operated from the start by NEINVER. The company, which currently manages 16 European outlet centers totaling 319,300m2 GLA and has set targets of doubling the current GLA of its pipeline, is strategically focusing its business in the outlet sector in Poland.
“We are consistently working on the development of FACTORY centers in Poland in all the important areas. We’re modernizing interiors, introducing new brands to the portfolio and expanding the package of additional services to maintain the best possible standards,” says Bożena Gierszewska-Mroziewicz, Country Head NEINVER in Poland. “We also closely observing the market, but not excluding new business ventures,” she adds.
The new owner of Galeria Malta has appointed Balmain Asset Management to asset manage and BSC Real Estate Advisors to provide property management, project management, marketing and leasing services. Balmain and BSC are leading operators in the Polish retail market with a significant skills base and wide experience together with a strong reputation for creative strategy and delivery
of effective asset and recovery plans for Polish shopping centres.
James Turner, Managing Director of Balmain Asset Management said: “We are delighted to work for Malta and are looking forward to re-establishing the centre as a major retail and leisure destination in Poznań. Malta retains a strong customer base and provides a great opportunity for value-add strategic Asset Management.”
Magdalena Kondeja, Director and Head of Retail at BSC Real Estate Advisors said: “We are very excited to be part of the Malta team and it will be a pleasure to work with Balmain Asset Management and our industry contacts to drive the centre strategy and leasing programme.”
