Balmain has extensive investment experience and market contacts which can result in both lower investment transaction risks and costs, as well as enabling Balmain to identify and execute off-market transactions.
Combined with strong banking relationships with a large number of pan-European debt providers, Balmain’s investment capability is highly regarded.
Many of the major European and Polish lending institutions more than welcome Balmain’s involvement in the execution of the owner’s business plans.
Balmain’s presence in Poland was established via the acquisition of the 30,000 sq.m Galeria Pomorska shopping centre in Bydgoszcz. Since then, Balmain has been involved in managing the acquisition process and debt funding in nearly 30 properties, the majority of which have been conducted ‘off-market’.
We maintain an extensive shopping centre database that allows us to benchmark the key performance metrics for potential investments including average rents, footfall, retailers’ sales and rent-to-sales ratios.
When combined with our leasing capability, we are able to quickly assess potential investment opportunities.
Balmain also understands the need for property assets to maintain a level of readiness for sale and therefore keeping an up-to-date key document register is a principal management focus.
Through our banking relationships, Balmain has arranged and negotiated debt financing on sixteen property investments and assisted on many more.
Deals have recently concluded with PBB, Westimmo, Helaba, Nordea, Pekao and WBK but personal relationships are held with many more.
